Tips for Winterizing Your Home Before you List

Considering listing your house during the winter months? Listing in winter has many advantages, including giving you an opportunity to showcase your home’s readiness for winter weather. A bit of advance planning for the cold, ice and snow will be sure to reassure buyers as they imagine their new lives in the property. So here’s a few tips to help you get your property winterized and ready for the market.  

Inspect the Furnace Filter

Inspect the furnace filter and replace if needed and keep a few extra filters on hand. Filters need to be changed every 3-12 months, depending on the type of filter your system requires. Turn on your heat system before it gets cold, to make sure all is working properly and have it serviced if necessary. If you have a wood burning stove or a fireplace, call your favorite chimney sweep for your annual inspection and cleaning. Stage the fireplace with a few pieces of firewood to illustrate its functionality. If the property has a generator, turn it on and ensure it is working correctly.

Clean Your Gutters

Have your gutters and downspouts cleaned, which will prevent ice or snow build up. Have the roof inspected and replace any loose or damaged shingles. And be sure to disconnect outside water hoses and turn off all outside water sources. If there is a gas grill on your property, clean the grill, cover and disconnect the propane tank. 

Check Your Pipes

Finally, check pipes for any areas vulnerable to freeze, and insulate as necessary. The last thing you want is frozen pipes during a showing. Check windows and doors for drafts, using caulk or weatherstripping to address any concerns. Even the small detail of switching the direction of ceiling fans to pull warm air downward will show buyers your attention to preparations for the colder seasons.
